This project is one of the most attractive options on the market and is definitely worth a look. Located in Katong, it offers freehold status and a well-designed site with many interesting features. The units are well-crafted, functional, and efficient, with a special charm.
Katong is part of the prime East Coast area in District 15, within the Marine Parade Planning Area. It is in the Rest of Central Region (RCR) zone, which means it is relatively close to the city center and the financial districts of Marina Bay and Raffles Place.
One major advantage of the Continuum is its size. With 816 units, it is unusually large for a freehold site, which is valued for its long-term investment potential.
The project is developed by Sunway Developments and Hoi Hup Realty, who have previously launched Ki Residences near Sunset Way and Terra Hill at Pasir Panjang.
The Continuum condo stands out because it has the largest freehold land area in recent times, with 269,995 square feet that can fit 816 apartments. This makes it one of the biggest freehold condos available.
While freehold condo launches aren’t very rare, most are small, with usually fewer than 100 units. This is because freehold sites typically come from collective or en-bloc sales of old freehold projects or individual bungalows.
Small freehold sites lack space for many facilities and gardens, and they don’t generate much turnover for rentals and resale. As a result, they usually have less demand compared to larger ones.
Transaction volume is important for price movement. Banks value a development based on recent transactions. If there are few transactions, the assessed values won’t rise quickly.
That’s why freehold launches with over 200 units, like the Continuum condo, attract much more attention. More units mean a more active rental and resale market, creating enough interest to command better prices.
The facade features full-height glass curtain walls and large picture-frame windows, maximizing the height and views.
The large size of the land is because it consists of two big development plots. These plots were combined from 22 freehold pre-war semi-detached houses and bungalows on both sides of Thiam Siew Avenue, a residential street next to Tanjong Katong Road.
All these prime sites belonged to a single family trust, which sold them through a public tender in November 2021 to Hoi Hup Sunway Developments for S$815 million.
According to Galven Tan, Deputy Managing Director of Savills Singapore who brokered the deal, Thiam Siew Avenue is a popular and mature neighborhood, and the site is highly desirable.
Wong Swee Chun, Managing Director and Chairman of Hoi Hup Realty, said they were interested because these are rare freehold sites in east Singapore. He added, “In today’s competitive real estate market, we are confident in the demand for quality freehold developments, especially for these large freehold plots in District 15.”

The Continuum condominium is located between Haig Road and Tanjong Katong Road, in the residential area of Katong.
Katong, along with Marine Parade and Mountbatten, makes up the prime private housing estates of District 15, which is one of the most desirable residential areas outside the central districts of 9, 10, and 11.
Historically, this area has been mainly populated with private homes, including some Good Class Bungalows. Katong still retains much of old Singapore, with its rich cultural heritage, giving it an old-world charm and a more relaxed atmosphere compared to other parts of the island.
In contrast, to the north and west of the Continuum condo, Paya Lebar and Kallang are being developed into vibrant economic and lifestyle hubs. This location therefore offers a blend of the old and new, combining the future with the past.
Residents here will especially benefit from being close to the Paya Lebar Central precinct, one of nine areas selected for the URA’s pilot Business Improvement District program, aimed at rejuvenating the city.
The two sites were originally occupied by single-story pre-war houses, surrounded by high-rises to the north and south. However, with a plot ratio of 2.8 in the 2019 Masterplan, these sites will now be developed into high-rises as well.
The new buildings will match the heights of the neighboring high-rises to the north, east, and immediate south. The immediate southern neighbors are mainly standalone private apartment blocks. Further south and to the west, the area is zoned for low-rise landed housing, offering open views.
Some units may have views between these blocks, looking south over the landed estate towards East Coast Park. Additionally, the wind tunnel effect will likely create plenty of airflow.
Being in the RCR means quick access to the town and other major areas. Off-peak, it’s less than a 20-minute drive to Changi Airport and 15 minutes to the CBD via the East Coast and Marina Coastal expressways.
Several bus services operate on nearby Geylang Road, with some routes going to the city center.
For train services, the Continuum condominium is about a 9-minute walk to Dakota MRT station on the Circle Line. From Dakota station, it takes around 15 minutes to reach Suntec City and Marina Bay by train.

The Continuum Site Plan
The Continuum Singapore is situated in a residential area between Tanjong Katong Road and Haig Road. It spans land combined from 22 freehold residential plots along both sides of Thiam Siew Avenue, including Thiam Siew Avenue itself, totaling 263,794 square feet.
The site is made up of two rectangular plots, one longer than the other, forming a regular L-shaped land parcel with its long sides facing north and south.
According to URA’s masterplan, this land is zoned for residential use with a plot ratio of 2.8.
On both the north and south sides, the site is bordered by rows of private apartment blocks. These are individual blocks on small plots with enough space between them to avoid a fortress-like appearance.
This spacing is particularly beneficial on the south side, as beyond this row is the low-rise landed Mountbatten housing estate, providing long-distance pocket views almost all the way to East Coast Park.

The main access to the site is from its shorter ends, at Tanjong Katong Road and Haig Road.
Nearest MRT Stations
The Continuum is about 700 meters, or a 9-minute walk, from Dakota MRT station on the Circle Line. It is also 850 meters, or a 13-minute walk, to Paya Lebar interchange station, which connects the Circle and East-West lines.
Both lines are very useful. The Circle Line circles around the island, intersecting with every other MRT line, making transfers easy. The East-West line is one of the longest lines, connecting the east and west ends of Singapore.
Dakota station is also close to the downtown and CBD, about a 15-minute ride (5 stations) to Marina Bay and the financial district, as well as Esplanade station. By 2026, when Keppel, Cantonment, and Prince Edward stations open, the Circle Line will complete its loop to Harbourfront.

Katong is close to East Coast Park and Beach. From the Continuum condo, a five-minute drive south on Tanjong Katong Road leads to East Coast Park Service Road and the beach.
