If waiting for a new launch condo’s construction to be completed in years is not an option for you, going for a soon to TOP condo is the next best option. Some of the benefits of Condos that will TOP soon include:

5 Benefits of TOP Condo Projects? 

Learn the benefits of why you should consider buying completed / TOP condos in Singapore.

1. Save on Expensive Rental 

TOP Condo developments have the advantage of allowing people to settle in more quickly. Imagine having to rent a place to stay while you awaited the completion of your apartment; this would consume a substantial amount of resources. The sooner you move into your new home, the less you will pay for rent. 

2. Property in Brand New Condition

The fact that all of the fixtures and fittings are in excellent condition makes a new apartment appealing. Buying a new place also eliminates the necessity to spend money and valuable time fixing loose tiles or replacing leaky faucets. Besides the apparent advantages, knowing that now the shower screen you’re soaking in isn’t covered in years’ worth of dead skin cells from past owners gives you a less obvious but no less significant sense of peace of mind.

3. Potential Capital Appreciation

As the property’s first owner, you’re best placed to reap maximum capital appreciation off your unit. The first reason is that buying directly from the developer means you’ll pay less than other buyers (compared to buying from a 1st property owner) will and still make a profit. If you need to sell, later on, this gives you an advantage over resale purchasers who are priced out of the market by other sellers. The second reason is that new condominiums have minimal depreciation if any at all. If you’re buying for investment purposes, it makes sense to consider a TOP condominium instead of an older resale condo which would incur more depreciation over time.

4. Greater Selection of Choice Units

Developers usually make most of their sales at launch, i.e., before construction has even started on the units. However, as the project nears TOP, there are still a sizeable number of units for buyers to choose from. This means buyers have a greater chance of securing prime units than resale condominiums, where they’re constrained to choose between available units that current owners are putting on the market.

5. Free Repair for Defects

A TOP condominium includes a defects liability period (usually one year from TOP) during which the developer is contractually obligated to repair any damage or defect in the unit.

Frequently Asked Questions (FAQ) on Condo TOP Soon

TOP refers to Temporary Occupation Permit which is commonly used as an abbreviation in Singapore real estate discussions. When Temporary Occupation Permit status is obtained, homeowners will be able to move in and occupy the property. It may take some additional time before the property obtains the Certificate of Statutory Completion (CSC).
Certificate of Statutory Completion (CSC) is granted once all the property’s key requirements have been met. It takes additional time to obtain the CSC, developers usually first apply for a Temporary Occupation Permit (TOP) so that homeowners can collect their keys and start moving in.
