Tembusu Grand Brochure OverviewThe Tembusu Grand condo is a new residential development located on Jalan Tembusu in the Katong-Mountbatten neighborhood of Singapore.

Katong-Mountbatten is part of the prime District 15 East Coast area, within the Marine Parade Planning Area. This neighborhood is relatively close to the city center and the business districts of Raffles Place and Marina Bay. According to the URA master plan, it is in the Rest of Central Region (RCR) zone.

Tembusu Grand is conveniently about a 9-minute walk from Tanjong Katong MRT station. The area is surrounded by many eateries and several well-regarded schools. Primary schools within 1KM include Kong Hwa, Haig Girls’, and Tanjong Katong Primary.

The development site is of a good mid-size, featuring four blocks of 20 to 21 storeys with 638 apartments and the usual communal facilities. The project is being developed by Tembusu Residential Pte Ltd, a partnership between two reputable developers, MCL Land and City Developments.

The developers are optimistic about the project’s prospects. Mr. Sherman Kwek, CDL group chief executive, mentioned, “While there will be some headwinds due to property cooling measures, we believe the market is supported by an improving job market and strong household balance sheets.”

Overall, the project appears to be quite promising.

Tembusu Grand Map

The name “Tembusu Grand” comes from the evergreen Tembusu tree, which inspired the name of the road leading to this development. This road is steeped in the heritage of Katong and evokes memories of the past.

Though the development is grand and modern, it will have its own unique style of quiet, understated elegance.

The tower blocks will be designed to reflect the Tembusu tree, capturing its textures, colors, and distinctive crown shape.

The larger units, in particular, will be almost luxurious. All 4 and 5-bedroom units and penthouses will have integrated dishwashers in the kitchen and walk-in wardrobes in the master bedroom. Appliances and fixtures will feature top brands like Miele, Liebherr, and Geberit.

Residents will also enjoy smart home systems and premium concierge services.

The entire development will be surrounded by lush greenery, tranquil water features, and themed gardens, in keeping with the tradition of homes developed by CDL and MCL Land.

The project is located on a government land sale parcel at the junction of Jalan Tembusu and Tanjong Katong Road, previously the site of the Katong Student Hostel. It is surrounded by a private condominium, old shophouses, and schools, and is situated within the Katong and Mountbatten landed housing estates.

Katong and Mountbatten, along with nearby Marine Parade and Siglap, form the upscale residential areas of District 15. These neighborhoods are among the most desirable outside of the high-end districts 9, 10, and 11.

This area is primarily made up of private homes, including both condominiums and landed properties like the Goodman Road Good Class Bungalows. The mix of low-rise landed housing and private condos gives the area a friendly, human-scale charm. Additionally, Katong and Joo Chiat’s cultural heritage and old-world atmosphere are preserved through the area’s shophouse architecture and streetscape.

In contrast, Paya Lebar to the north and Kallang to the west are undergoing major transformations into vibrant economic centers and lifestyle hubs.

This creates a balanced lifestyle here, blending the old with the new, and the historical with the modern.

The Tembusu condo site is currently unobstructed on three sides. However, the empty land to the north and south is designated for high-rise residential buildings, which means these areas might be developed in the future.

To the west, the low-rise Mountbatten landed housing estate, with buildings only one to three storeys high, will provide unblocked views extending to the Singapore Sports Hub and city skyline.

The Tembusu Grand condo is about 650 meters, or a 9-minute walk, from the upcoming Tanjong Katong station on the Thomson-East Coast Line. While not very close, it is still considered a fairly walkable distance.

An interesting aspect of this neighborhood, and the entire East Coast area, is its continued popularity despite the lack of a train line so far.

One reason could be the excellent bus service in the area. Another reason is that its proximity to the city center makes it easy to get there by bus or taxi.

Tanjong Katong station is about a 15-minute ride from the Marina Bay interchange station in the heart of the CBD.

This location is highly valued for its quick access to major areas. It’s about a 15-minute drive to the city center via the Marina Coastal Expressway and 20 minutes to Changi Airport via the East Coast Parkway.

There isn’t a major shopping center within close walking distance of the Tembusu Residences site. However, this is balanced by a variety of neighborhood shops.

These shops are mostly located in vintage shophouses along Tanjong Katong Road, offering a diverse mix of retail options. You’ll find medical and dental clinics, vets and pet shops, mini-marts, salons, spas, stationery shops, fruit stands, pizzerias, hawker stalls, various cafes, and more.

It could take over a month to try all the food options on both sides of the road. There’s certainly more diversity and charm here compared to most malls.

For those who prefer shopping malls, Tembusu Residences is almost equidistant from Paya Lebar Quarter and Parkway Parade. Both are about a 15 to 20-minute walk away and are significant retail centers.

Tembusu Grand is a high-rise condominium located in the private residential neighborhood between Tanjong Katong and Mountbatten. It sits on a rectangular plot of land at the corner of Tanjong Katong Road and Jalan Tembusu.

According to the URA Master Plan, this land is designated for residential use with a 2.8 gross plot ratio. The main vehicle entrance is on Jalan Tembusu, to the south of the site.

Across Jalan Tembusu, there is currently the low-rise APSN center, and beyond that, the Canadian International School.

This provides relatively unblocked views for now, with potential sea views in the distance. However, the land occupied by the APSN center is zoned for high-rise residential, so it will be developed in the future, though it will likely still allow for some partial views.

To the north of the site, there’s an empty plot of land with Tanjong Katong Girls’ School beyond it. This land is also zoned for high-rise residential development, so north-facing units will have open views for now, but these could be partially blocked by future developments.

To the west, across Tanjong Katong Road, is the Mountbatten landed housing estate. This area will remain low-rise, ensuring unobstructed views of the CBD skyline and Sports Hub, and allowing good wind flow to the site.

The site is surrounded by landed and private housing and is not near major roads, making it a fairly quiet location with minimal traffic noise.

Location

The Tembusu condo is situated on Tembusu Road, off Tanjong Katong Road, in the Marine Parade Planning area of Singapore. The neighborhood primarily consists of the private residential estate of Tanjong Katong and the Mountbatten landed housing enclave to the west.

Tembusu Road is a small estate lane, and Tanjong Katong Road is neither very wide nor busy. Together with its predominantly private residential nature, this area is generally quiet.

Nearest MRT Station

The Tembusu Grand condo is located about 650 meters, or roughly a 9-minute walk, from Tanjong Katong Station on the Thomson-East Coast Line. This line covers a significant part of Singapore, starting from Woodlands in the north, circling around Orchard, Havelock, Shenton Way, and Marina Bay, then running down the East Coast.

Tanjong Katong station is relatively close to the city center. It is 6 stations, or roughly a 15-minute ride, to Marina Bay station, which is an interchange with the North-South and Circle lines.

Retail Outlets, F&B, Banks, Supermarkets

The Tembusu Grand location is in the heart of a food haven. Old shophouses line both sides of Tanjong Katong Road to its north and south, offering a variety of culinary delights, shops, and services. You’ll find quaint cafes, hawker favorites, bakeries, bistros, confectioners, fruit stalls, stationers, pet shops, salons, and clinics.

For larger-scale shopping, Paya Lebar Quarter is about 1.2KM or a 16-minute walk up Tanjong Katong Road. Just beyond that is Paya Lebar Square. Both are directly connected to Paya Lebar MRT station, an interchange of the Circle and East-West lines. These developments are central to URA’s plans to rejuvenate and transform Paya Lebar into a vibrant business hub.

Schools & Educational Institutions

There are three primary schools within a 1 km radius of the Tembusu condo. Tanjong Katong Primary School on Seraya Road is less than a 5-minute walk southeast of the site. The other two, Haig Girls’ School and Kong Hwa School, are a bit further away.

In the neighborhood, there are several popular and well-established secondary schools, including Chung Cheng High, Dunman High, Tanjong Katong Girls’, and the Canadian International School (Tanjong Katong Campus). The latter two are located almost immediately to the north and south of the site, respectively.

Recreation, Sports & Leisure Activities

One of the main attractions of the East Coast area for leisure activities is East Coast Park and Beach. From Tembusu Residences, a short drive down Tanjong Katong Road leads to East Coast Park Service Road. It’s about 1 km away, so you could even walk or cycle there if you’re feeling energetic.

The Singapore Sports Hub and Kallang sports center are also nearby, less than 3 km away.

Accessibility & Connectivity

Homes in the East Coast are popular due to their proximity to the Central Business District. From Tembusu Grand, it’s a 15-minute drive to Raffles Place via Mountbatten Road and Nicoll Highway.

A 1 km drive down Tanjong Katong Road will get you onto the East Coast Parkway (ECP) and the expressway network. From there, it quickly connects to the Marina Coastal Expressway heading west to Marina Bay and the city center.

Heading east on the ECP, it’s a 20-minute drive to Changi Airport, making it convenient for frequent flyers, especially those working in the CBD.

This project is located in Bukit Batok HDB town, near its northwest border, very close to the new Tengah estate across Bukit Batok Road.

While the location isn’t very central or convenient, with no MRT stations or large shopping malls within walking distance, there are still nearby amenities. Just across Bukit Batok Road, at the Parc Residences precinct, there is a retail area with shops and food outlets. Another similar area is at the Plantation Village precinct. Additionally, the nearby Le Quest neighborhood mall has a Fairprice supermarket, a food court, shops, and clinics.

If you don’t mind a slightly longer walk, you can reach both Tengah Plantation and Tengah Park MRT stations on the Jurong Region Line on foot. Tengah Plantation station is a bit closer, about a 12 or 13-minute walk in a straight line.

To get there, walk through Parc Residences and follow the park connector that leads to the station. It’s a pleasant walk, with some parts sheltered and others offering greenery.

Alternatively, you can take a short bus ride to Bukit Gombak station on the North-South MRT Line.

One advantage of this location is its easy access to parks and the park connector network. Bukit Batok Hillside Park is just a five-minute walk east of the site. The park connector network also runs right across Bukit Batok Road. The Tengah estate is filled with green corridors, true to its “forest town” name.

A major draw for families with young children is the new Anglo-Chinese School (Primary) on Tengah Park Avenue, within a 1KM radius. This co-ed school is set to open around 2030, shortly after Lumina Grand is completed.

In addition to the new Tengah estate to the northwest, Bukit Batok also borders the Jurong Lake District to the southwest. Both are growing and developing areas.

The Urban Redevelopment Authority (URA) plans to make Tengah an innovative, sustainable “smart” forest town. It will be Singapore’s newest and most advanced estate, integrating native greenery into its design.

A 5km long, 100m wide forest corridor will run through Tengah, creating a biodiverse rainforest habitat with walking trails throughout the community. This will allow residents to enjoy nature and greenery up close.

Tengah is Singapore’s 24th HDB town, announced by the Ministry of National Development (MND) in 2016. Residents of Lumina Grand will benefit from the many new amenities and features this estate will offer.

The Jurong Lake District (JLD) and the nearby Jurong Innovation District (JID) have even more ambitious plans. Lumina Grand EC Site Plan

The Lumina Grand site is a mid-sized L-shaped land parcel covering 178,937 square feet. It’s located at the corner of Bukit Batok Road and Bukit Batok West Avenue 5, positioned at a slight angle.

The site is mainly surrounded by other high-rise developments, both existing and planned, such as the new HDB flats at West Scape to its northeast.

Across the roads to the northwest and southwest are also HDB areas. Some, like West Edge, are already completed. Others, like Parc Residences, are still under construction, while the plot to the northwest is currently vacant.

One benefit of these high-rises is that they might block some of the afternoon sun from the west. The roads between the buildings also provide space and a bit of privacy.

On the southeast side, there is another executive condominium called Altura, which was launched for sale in August 2023. By September, Altura had sold 60% of its units, which is a positive sign for the upcoming launch of Lumina Grand EC.

The only side that offers a long-term open view is to the south, overlooking a school site across Avenue 5.

Nearest MRT Station

The location is not very close to an MRT station. If you don’t mind a longer but pleasant walk, Tengah Plantation station on the Jurong Region Line is about 12 to 13 minutes away, partly through a park connector.

Alternatively, you can take a bus to the Bukit Gombak MRT station on the North-South line.

Parks & Leisure Options

Lentor Hills Residences will have a covered walkway connecting it to both the MRT station and Lentor Modern mall through the Garden Gate. From this entrance, an internal garden path leads residents to their respective towers. This path is surrounded by lush greenery, making the walk home pleasant.

The developers of Lentor Hills Residences are GuocoLand (also developing Lentor Modern), Hong Leong Holdings, and TID. These are all top developers in Singapore known for their high-quality projects.

The location of Lentor Hills Residences is special because it is one of only five sites around Hillock Park. Hillock Park is the highest point in the area, and the five sites slope up towards it.

To the east, you’ll find Thomson Nature Park and Lower Peirce Reservoir and Park, part of the Central Water Catchment Area. This provides a lot of green space for fresh air and cooling.

For young families, a practical advantage is that Anderson Primary School is within 1 KM. Some parts of the condo may also be within 1 KM of St. Nicholas Girls’ Primary School.

For transportation, residents have access to the Thomson-East Coast MRT Line, as well as a network of expressways and main roads. One key route is the new North-South Corridor (NSC), just a 5-minute drive away.

This new expressway will connect the North Region of Singapore directly to the City Centre. It’s not just for drivers; with dedicated bus lanes, bus commuters can save 10 to 15 minutes on their travel time.

They will blend the development with the greenery of Hillock Park and the green corridors extending from it. The area will be lushly landscaped, maintaining the overall greenery. The goal is to create a beautiful environment that encourages an active lifestyle amidst nature.

The new development will use building styles that fit well with the neighborhood, including the nearby landed homes, parks, and the Lentor Modern mixed development across Lentor Central.

The site will have access points aligned with the public plaza at Lentor Modern, which serves as the main entrance to the estate from the MRT station. This station on the Thomson-East Coast MRT Line (TEL) will take residents directly to major business hubs like the CBD and Marina Bay Financial District, as well as Woodlands Regional Centre.

Residents can also reach Orchard Road easily. It takes 22 minutes to travel from Lentor station to Orchard station, which is up to 5 minutes faster than traveling from Holland Village to Orchard station. Plus, the entire journey from Lentor Hills condo is sheltered.

The response to the Lentor Hills condominium launch is expected to be good, considering the convenience of the location, the reputation of the developers, and the limited supply of new housing in recent years. This ensures a quiet location, free from heavy traffic noise.

Lentor Hills Residences is being developed by a consortium of two major property players in Singapore.

Intrepid Investments, a unit of Hong Leong Holdings, partnered with TID (a joint venture between Hong Leong and Mitsui Fudosan) and sister company GuocoLand for this project. They submitted the top bid of SGD$586.6 million to acquire the GLS site, likely because GuocoLand is already developing Lentor Modern next door.

Hong Leong Holdings expressed their enthusiasm in a press release, stating, “We are pleased to achieve the highest bid for Lentor Hills Road Parcel A.” They also mentioned their plan to build a 600-unit residential development where residents will enjoy nearby amenities.

The presence of Lentor MRT station across the road will further enhance the site’s appeal to buyers.

Lentor Hills Residences is located along Lentor Hills Road in the Thomson area, a neighborhood known for its private housing, mostly consisting of landed homes. It’s valued for its proximity to various nature parks, reservoirs, and nature reserves.

Lentor Hills Road is part of the new Lentor Hills Estate. According to the URA’s masterplan, this estate will be developed on land that was once forested, situated between Lentor Estate and Teachers’ Estate. The estate will feature new parks, such as Hillock Park and Linear Park, and new roads like Lentor Central and Lentor Gardens.

Nearest MRT Station

Lentor Hills Residences is just across from Lentor MRT station on the Thomson-East Coast Line (TEL). Currently, only part of the TEL is operational, but the entire line will be running by the time the project is completed.

As GuocoLand highlights, this will provide residents with convenient and immediate access to the TEL, connecting them to Bukit Timah, Botanic Gardens, Orchard Road, Marina Bay, and the East Coast.

Lentor station is three stops from Woodlands Regional Centre, where URA has designated 100 hectares for development into a commercial hub for industry, research, learning, and innovation.

The TEL also directly connects to other MRT lines, including the Circle Line, Downtown Line, North-East Line, North-South Line, and East-West Line, making travel to over half the island easy and convenient.

F&B, Supermarkets, Shops, Banks

The nearest shopping center is Lentor Modern, right next door. This mixed-use development will offer at least 96,000 square feet of retail space, including a 12,000 sq ft supermarket, a childcare center, over 50 shops, and various eateries.

Additionally, there are HDB neighborhood shops and a wet market within a 10-minute walk at Ang Mo Kio Ave 4.

Thomson Plaza, located at Upper Thomson MRT station, is another nearby shopping option. It’s three stations up the TEL and offers sheltered access to the station, making it a convenient choice in any weather.

Schools & Academic Institutions

Anderson Primary School is within a 1 km radius of Lentor Hills Residences. Some blocks might also be within 1 km of CHIJ St Nicholas Girls’ School.

Welcome to the launch of Hillhaven condo, a new residential project at Hillview Rise. This project is a collaboration between Far East Organisation and Sekisui House Singapore.

Hillview Rise is located in the Hillview estate, close to Bukit Timah Nature Reserve, known for its lush greenery. This area is a private residential neighborhood undergoing significant growth and rejuvenation. Over the past ten years, developments like the HillV2 mall and several residential projects have been established. The most recent project, Midwood, launched in 2020 and sold out last year, with completion expected this year, 2023.

Hillhaven condo is situated next to the Hillview Community Club, directly opposite Midwood and HillV2 mall. It’s a 5-minute drive from the BKE and a 6-minute walk from Hillview station on the Downtown line.

The developer, Far East Organisation, is well-acquainted with the area, having developed The Hillier and HillV2 nearby. They also recently launched The Reserve Residences at Beauty World, one MRT stop away, and sold 80% of the units during the preview.

Mr. Marc Boey, an executive director at Far East Organisation, stated that for the partnership, this site represents “an excellent opportunity for the two of us to create another notable residential property project in the Upper Bukit Timah enclave.”

According to the architect, “Our design for Hillhaven draws inspiration from the nearby Bukit Timah Nature Reserve and other mature forests. We aim to capture the essence of the tropical rainforest’s beauty.”

Hillhaven-Location

The design incorporates the lush green canopy, the grandeur of tall forest trees, and the golden rays of sunlight filtering through the trees. This is reflected in the rich landscaping and natural sandy tones with champagne gold metallic accents.

Hillhaven will feature approximately 330 private homes, distributed across two 27-storey high buildings.

The neighborhood features a mix of condominiums and low-rise landed houses. Hillhaven is located just across from the landed homes on Elizabeth Drive and nearby lanes.

Most older condominiums in this area are not within a short walk to the Hillview MRT station. Only the sites clustered around HillV2 have that advantage.

The estate offers a calm and soothing atmosphere, likely due to its mix of landed houses and abundant greenery. It is surrounded by parks and nature reserves, including Bukit Timah Nature Reserve, Dairy Farm Nature Park, and Upper Pierce Reservoir. To the west, you’ll find Bukit Batok Nature Park and Bukit Gombak’s “Little Guilin.”

HillV2, located opposite Hillhaven condominium, is an upscale mall. It has cafes and restaurants in two floors, a Cold Storage supermarket, lifestyle shops, and various services. Similar to the nearby Rail Mall, HillV2 has become a popular hangout spot for residents in the upper Bukit Timah area and is a convenient place for families to grab a meal.

Interestingly, HillV2 and its condo, The Hillier, were also developed by Far East Organisation. This means the developer is familiar with the area and understands its features well.

The Hillhaven site is a roughly rectangular plot along Hillview Rise, next to Hillview Community Club. It’s located in the private Hillview residential estate, which includes older condominiums on Hillview Avenue and the Hillview Garden landed housing estate between Elizabeth Drive and Hillview Crescent.

The site is almost, but not quite, facing directly north-south. Directly to the north, across Hillview Rise, are HillV2 and the newly completed Midwood condominium. Both are about the same height as the future Hillhaven condo, so views in this direction will be partial, between the buildings.

To the east of the site is the low-rise Hillview Community Club, offering a more open view in that direction. However, beyond that is Hillview Avenue and Hillview Heights condominium, allowing possible partial views towards Dairy Farm Nature Park and even Bukit Timah Hill.

The best views will likely be on the south side of the site. The land immediately to the south is designated for educational use and will probably be no taller than five or six storeys. Beyond that are Elizabeth Drive and the low-rise Hillview Garden housing estate, providing unobstructed views from the higher floors all the way to the greenery of Bukit Batok Town Park.

To the west of the site is currently empty land, which is planned for future residential development.

The two towers at Hillhaven are positioned side by side to minimize units overlooking each other, enhancing privacy and views. The site design also minimizes the building footprint, leaving more space for landscaping, facilities, and gardens.
