Welcome to North Gaia EC, a new executive condominium in the north of Singapore, set to launch for sale in April 2022. This will be the first new EC in Yishun in six years, so there is expected to be high demand.

The North Gaia EC is developed by Sing Holdings Limited and is located at the corner of Yishun Avenue 9 and Avenue 8. It offers a great view of the 40-hectare Khatib Bongsu Nature Reserve, a beautiful mangrove area on Singapore’s northeastern coast.

Sing Holdings has developed several residential projects, from high-end developments like 38 Draycott Drive to their latest mass-market project, Parc Botannia.

The name North Gaia combines “Gaia,” the Greek Goddess of Earth, with its close proximity to nature and its location in the emerging North district of Singapore.

This new executive condo is located in Yishun township, which used to be considered quite far from the city. However, with growing interest in even more distant areas like Woodlands and Sembawang, and the successful launches of Provence and Parc Canberra ECs, that perception has changed.

This shift is partly due to the expansion of the expressway network and the increase in MRT lines across the island, which have significantly reduced travel times.

North Gaia EC is not within walking distance of an MRT station. It is located next to the Symphony Suites condo, which was completed three years ago, and is across Yishun Avenue 8 from a forested area.

The nearest MRT station is in Yishun town centre, about 1.6 kilometers down Yishun Avenue 9. This station is connected to Yishun’s main shopping area, including Northpoint City, Golden Village Yishun, and the Town Square. A network of feeder bus services helps with transportation in this mature estate.

Traveling from Yishun to Orchard Road by MRT takes about 26 minutes, covering 9 stations on the North-South line. To get to Raffles Place, it’s another 4 stations, totaling about 35 minutes (according to Transitlink). Adding 15 minutes for a feeder bus ride, the total journey to the city is comfortably within an hour.

Driving is faster, taking less than 25 minutes via the CTE (Central Expressway) during off-peak hours. This will be even quicker once the new North-South Expressway is completed in 2026, around the same time as the North Gaia EC. This new expressway will handle traffic from Sembawang and the northern region, ensuring smoother and faster drives on the CTE.

The development consists of 11 residential towers, each 14 storeys high, with a total of 616 units. It includes two levels of basement parking, two 50-meter swimming pools, a landscaped deck, a tennis court, a clubhouse, and many other communal facilities.

North+Gaia+Front

The project offers a mix of three to five-bedroom units, catering to young couples, families with kids, and extended or multi-generational families.

 

One highlight is the close proximity to the upcoming Khatib Bongsu Nature Park, a 40-hectare mangrove and mudflat habitat announced by the National Parks Board in March 2020 and slated for completion in 2024. Many higher-floor units will have unobstructed views of the nature park and water. Families can easily walk over to enjoy amenities like kayaking.

Additionally, a section of the Khatib Bongsu Park Connector runs right next to the site on its southeast side. This connector stretches from Yishun Pond along the canal to the park and the sea off Seletar Island (Pulau Seletar).

This is the only EC in Yishun where every block is within one kilometer of the popular Chongfu Primary School.

Yishun Avenue 8, the new road beside North Gaia EC, connects to Seletar West Link, providing an alternative route to the Tampines, Central, and Seletar expressways. It also leads directly to the Seletar Aerospace Hub, which is an employment center and a potential pool of tenants or buyers.

Yishun is a well-established HDB estate that offers a wide range of amenities for all ages, including food, shops, schools, banks, libraries, medical facilities, and nature parks.

It is seen as a family-oriented township with a thriving community. The area has recently been rejuvenated with new malls, cycling paths, hawker centers, healthcare facilities, and improved transport infrastructure.

The nearest neighborhood shopping center, Junction Nine, is just a 6-minute walk away and was completed in 2017. Northpoint City, an integrated development at the town center, also opened in 2017. It features the first Community Club in a shopping mall and is the largest mall in the north of Singapore, with over 500 dining and retail outlets. It connects directly to the Yishun MRT station via an underpass and integrates with the air-conditioned bus interchange and a town plaza.

North+Gaia+Adventure

Yishun is also known for its many parks and green spaces. Yishun Park, with Yishun Pond, and several small neighborhood parks are all connected by the park connector network. The North Gaia EC has its own section of the park connector next to it and a forested area opposite.

Lower Seletar Reservoir Park, which borders the tranquil waters of Lower Seletar Reservoir, adds to Yishun’s charm. Few estates in Singapore have such a large body of water nearby.

Yishun also has its own medical facilities, including Khoo Teck Puat Hospital and Yishun Community Hospital near the town center, providing peace of mind with medical help close by if needed.

The site is an irregular, almost rhomboid shape, covering just over 230,000 square feet of land. It is located at the corner of Yishun Avenue 9 and Yishun Avenue 8.

To the immediate southwest is the private condominium, Symphony Suites. The other three sides, bounded by roads, are relatively open.

To the northeast, across Yishun Avenue 8, is a large patch of greenery stretching to the sea and Seletar Island, facing Johor Straits. This area is currently a reserve site, with 40 hectares designated for the Khatib Bongsu mangrove reserve.

No development plans have been announced for this reserve site, so for now, higher floor units on this side will enjoy unblocked views.

The southeast side of the site borders a canal flowing from Yishun Pond to the sea and faces a park connector running alongside the canal. Vehicular access to the site is via Yishun Close, a quieter cul-de-sac away from the main roads.

All the blocks are angled at 22.5 degrees to achieve a near north-south orientation, which maximizes cross-ventilation and minimizes heat from the afternoon sun. This tilt also maximizes spacing between blocks, reduces direct overlooking, and avoids directly facing neighboring buildings.

MRT Station

For drivers, North Gaia offers an alternate and faster route to town. Instead of following the usual traffic via Yishun Avenue 2 and Lentor Avenue to the Seletar Expressway, residents can take the new Yishun Avenue 8 to Seletar West Link, then exit to the Seletar Expressway and CTE, or the Tampines Expressway.

Using this route, it takes about 21 minutes off-peak to reach Raffles Place and about 20 minutes to Changi Airport.

Sceneca Residence is a new housing development located right in front of Tanah Merah MRT station. It features private apartments with shared facilities and has commercial space on the ground floor.

The ground floor will have retail units covering up to 2,000 square meters. Of this, at least 1,000 square meters (about 10,700 square feet) will be dedicated to a supermarket.

Residents will have direct access to the MRT station, offering convenient connections to train networks, groceries, food, and shops. This makes for an easy and comfortable lifestyle.

The site is located in a private residential area, surrounded by other condos and low-rise houses, giving it an exclusive feel.

The project is being developed by MCC Land (Singapore) Pte Ltd, who successfully launched and sold out Provence Residence EC in early 2021.

Located in a well-established private housing area off New Upper Changi Road, the Sceneca Residence enjoys a breezier environment. It is within walking distance of amenities like the Bedok Sports & Fitness Center.

The development offers a direct sheltered walkway to Tanah Merah MRT station right at its doorstep. Such convenient sites are rare because there’s limited land around stations, and most are already developed.

The connectivity is excellent. Tanah Merah station is an interchange for the Changi Airport Line and the East-West Line, making travel easy. It’s one train stop to Bedok Town Centre, the Changi International Business Park, and the Singapore University of Technology & Design (SUTD).

The station is also just two stops from Changi International Airport, including Jewel. It takes 22 minutes on a direct train ride via the East-West line to reach the CBD & Marina Bay Financial Centre.

The site is within 2 kilometers of the beaches and leisure activities at East Coast Park, making it very convenient. This location could be attractive to investors and parents looking for a safe home for their families. Additionally, there’s likely to be rental demand from professionals working nearby at Changi Business Park, logistics and industrial hubs, and the airport.

The project’s design will feature plenty of greenery, including on the building’s facade and facility decks. The focus will be on eco-friendly design and sustainability. Cars will access the site via Tanah Merah Kechil Link, a low-traffic road within the estate.

The commercial area will include a supermarket, retail shops, and food and beverage outlets. These shops can also be used for medical or dental clinics, fitness centers, gyms, or commercial schools.

Activities that could disturb residents, such as karaoke lounges, bars, pubs, or night clubs, will not be allowed by the Urban Redevelopment Authority (URA).

URA guidelines require that all commercial units, along with common spaces and walkways, be owned as a single strata lot. This is beneficial for the project, as a single owner can ensure a good mix of retail options and maintain the area well.

There are several reasons why demand for this project looks promising.

Sceneca-Residence-nature

Firstly, there is little to no competition for new units in the neighborhood. All other projects in this residential area have sold out long ago. The last one, Grandeur Park Residences, launched in 2017 and sold out its 720 units by 2020. Before that, The Glades launched in 2013. This suggests there may be pent-up demand for new units.

Regarding future supply, this is the second last plot of land available near Tanah Merah MRT station. While there is one more piece of land across New Upper Changi Road, it’s unlikely that the URA will release it for sale soon. There has been no indication of when that might happen. Typically, there is a lag of at least a couple of years from when a site is listed for sale to when units become available to the public. Based on past trends, it could be a 4 to 5 year wait.

Additionally, Sceneca Residence is a relatively small project with fewer than 300 units for sale, so finding enough buyers shouldn’t be a major issue.

Moreover, this project is a mixed development and is the most conveniently located. It is the closest to the station, with direct sheltered access to it and to the shops on the ground level.

All these factors suggest that there might be a strong response to the launch.

To the south, it faces New Upper Changi Road and the MRT station. Since the East-West MRT line runs above ground, there will be some train noise, but buffers are planned to reduce it.

Welcome to the Preview of the Lake Garden Residence. The LakeGarden Residences is a new condo facing Jurong Lake, set to go on sale in July 2023. It is being developed by Wing Tai Holdings, a well-respected developer in Singapore.

Although it is not within easy walking distance of an MRT station, the condo offers unobstructed panoramic views of Jurong Lake and its gardens, making it an attractive option. In 2008, URA revealed a grand master plan to transform Jurong Lake District (JLD) into a new growth area. Covering 360 hectares, about the size of Marina Bay, it will become the largest regional center outside the CBD.

The plan includes two main areas: a commercial hub at Jurong Gateway and a recreational and leisure center at Lakeside.

URA envisions JLD as a vibrant mixed-use business district and a unique lakeside destination for work and leisure, known as the “CBD of the West.” It will have its own residential population and a lively street scene.

The area will feature over 100 hectares of parks, greenery, and open spaces, including the 90-hectare Jurong Lake Gardens, which will blend seamlessly into the surrounding neighborhoods.

JLD is prioritizing public transport, with more land allocated for cyclists, pedestrians, and active mobility users.

The district already has good MRT connectivity with the East-West and North-South lines. The Jurong Region Line and Cross Island Line will be added, to be completed by 2029 and the 2030s, respectively. These new lines will connect people to major business centers and educational hubs in the West and Central regions within 30 minutes.

The Jurong Region Line will link to the Jurong Innovation District, Nanyang Technological University, and Jurong Industrial Estate. The Cross Island Line will connect to developments in the east and northeast, including Changi Airport.

JLD’s infrastructure is designed to support sustainability, reduce energy usage, and create a better living environment. It will also serve as a test bed for the “intensive smart nation initiative.”

By 2040 to 2050, JLD will add 100,000 new jobs and 20,000 new homes, bringing fresh vibrancy to the west.

The west region is home to Singapore’s two top universities, providing a rich talent pool. Nearby are One-north, the Jurong Innovation District, and Tuas Port, making it ideal for supporting high-value and marine industries with cutting-edge R&D and expertise.

Jurong Gateway

Located around Jurong MRT station, Jurong Gateway is the commercial hub of Jurong Lake District (JLD) and the west region of Singapore. The area around the station currently has office, institution, and retail spaces. By 2029, it will include more office and community spaces, an integrated transport hub, and a new Jurong Region Line station.

Jurong Gateway will become the largest business hub outside the city, offering 500,000 square meters of office space in a lakeside setting. Additional spaces for food and beverage, retail, hotels, and entertainment will meet the diverse needs of businesses and residents, all connected by multi-level linkways.

Jurong Gateway is also close to the International Business Park, industrial estates, and educational and research institutions, making it an ideal location for company headquarters and businesses in the science, technology, and sustainability sectors.

Lakeside

Lakeside covers over 220 hectares of land and 70 hectares of water at Jurong Lake, near the Lake Garden Residences.

It is being developed into a major leisure destination with a family-friendly waterfront promenade and park. Jurong Lake Gardens will be Singapore’s first national gardens in the heartlands.

Lakeside Gardens, which opened in April 2019, features water-play and nature-themed areas, sports and recreational facilities, and restored wetlands.

The rest of Jurong Lake Gardens will be completed progressively from 2021. A lakeside village will offer shopping, dining, and boutique hotel stays by the waterfront. A new waterway will also be created to bring the lake closer to Jurong Gateway.

Additionally, a new world-class Science Centre beside Chinese Garden MRT station is set to be completed around 2025. Plans include four or five new edutainment attractions set against the scenic lakeside backdrop.

Lakeside station is on the East-West MRT line, which runs across the island, connecting the west region to Changi Airport in the east and passing by the One-North precinct with its research hubs and science parks.

Accessibility

The LakeGarden Residences location has quick access to the expressway network. It is less than 2 kilometers from the nearest exit to the Ayer Rajah Expressway (AYE) and 3.5 kilometers from the Pan Island Expressway (PIE), allowing for fast travel to the rest of the island.
