Lentor Mansion is a new residential development coming to the Lentor Hills Estate. Located in a peaceful private housing area along Lentor Hills Road, it offers a serene environment surrounded by mostly landed homes and low to mid-rise condos. This exclusive site is one of five around the scenic Hillock Park, offering a unique living experience.
Developed by GuocoLand and Intrepid Investments (part of Hong Leong Holdings), Lentor Mansion is built by reputable developers known for delivering high-quality projects. They aim to create a peaceful retreat where residents can relax in a green setting.
One of the best features of Lentor Mansion is its prime location in the Lentor Hills neighborhood. While enjoying the quiet and peaceful surroundings, residents still have easy access to amenities. Lentor Modern Mall and Lentor MRT station are just a five-minute walk away via a covered walkway.
Lentor Modern Mall, connected directly to the MRT station, offers various conveniences including a childcare center, shops, eateries, and a large supermarket. It is designed to meet the needs of residents and the local community, providing a convenient and enjoyable lifestyle.
Lentor station is on the Thomson-East Coast MRT line, connecting to the city center and eastern Singapore, making travel around the island faster and easier for residents.
The area also has excellent connectivity to expressways and main roads, including the upcoming North-South Corridor, which will provide direct access from northern Singapore to the city center. This new expressway will feature a dedicated cycling route, connecting seamlessly with the Park Connector Network and local cycling paths.
Families with school-going children will appreciate that some blocks of Lentor Mansion are within 1 kilometer of St. Nicholas Girls’ Primary School, a well-regarded educational institution.
Highlights of Lentor Mansion Condo
One of the main attractions of Lentor Mansion is the abundance of greenery and parks in the area. The masterplan for Lentor Estate, designed by the Urban Redevelopment Authority (URA), emphasizes green spaces and safe access for pedestrians and cyclists.
With 157 hectares of nature reserves, parks, and reservoirs nearby, residents can enjoy many outdoor activities. To the north is the Lower Seletar Reservoir and Park, while to the east are Thomson Nature Park and Lower Peirce Reservoir and Park. These areas offer numerous opportunities for exploring and connecting with nature.
Lentor Mansion is located just south-west of the Central Water Catchment area, separated only by low-rise housing. This means that higher floor units facing south and south-west can enjoy panoramic, unobstructed views of the reservoir and lush reserves. Imagine waking up to the sight of nature and coming home to a peaceful oasis away from the city’s hustle and bustle.
A triangular piece of land to the immediate south-west of Lentor Mansion is also zoned for residential development but with a low-rise plot ratio of 1.4, ensuring that the serene and open views are preserved.
This project combines the best features of the Lentor Hills Residences’ location at Hillock Park with the scenic outlook of Lentoria, offering residents the best of both worlds.
Design & Concept for Lentor Mansion Residences
The design of Lentor Mansion draws inspiration from the surrounding landscape and nature. Considering its location near future Hillock Park and green spaces on two sides, along with neighboring low-rise homes, the project emphasizes a nature-centric design that seamlessly blends with the greenery. This approach aims to enhance the environment of Lentor Hills Estate.
The theme of connecting with nature is evident from the entrance. The entranceway is inspired by the colonial heritage black-and-white bungalows, well-suited to Singapore’s climate. This theme continues into the clubhouse, which is elevated on columns, creating an open ground level and a grand entrance drop-off. The upper level features a large verandah, providing extra space adjacent to the function rooms, reminiscent of colonial bungalows.
Lentor Mansion consists of three 16-storey towers and three 8-storey towers. The buildings’ facades follow the colonial theme with a wall-window design, offering a refreshing change from the common curtain wall designs. This design promotes cross-ventilation and natural light while keeping indoor temperatures cool.
Each of the high towers has a mid-level sky terrace with lots of plants and seating areas. These terraces are perfect for residents to enjoy picnics while taking in the views of the surrounding parks.

Lentor Mansion Condo Site Plan
The project site is one of five plots around Hillock Park, next to Lentor Modern Mall and the MRT station. It is an irregular, long-shaped parcel of land located to the south of the park.
Open Outlook and Greenery
One of the site’s appealing features is its open outlook. It borders Hillock Park to the north and has green buffer zones on the northeast and northwest sides. Units facing north will either overlook the park’s greenery or enjoy the green buffer between the plots. According to URA regulations, these green buffer zones will be well-planted, enhancing the lush, green environment of the neighborhood.
Surrounding Roads and Views
The site is bordered to the south-southwest and southeast by Lentor Gardens and Lentor Hills Road, respectively. These are estate roads with light traffic. Across from these roads is land zoned for low-rise housing, including the existing Mun Wah Gardens, Teachers Estate, and Sembawang Hills estates, which stretch to Thomson Road and the Central Water Catchment Area of Singapore.
Higher-floor units facing south and southwest are expected to have the best views, potentially offering panoramic vistas of Peirce Reservoir and Park, Thomson Nature Park, and the SICC Golf Course.
Accessibility and Recreation
Lower Peirce Reservoir Park is accessible by foot within 25 minutes or by bike in less than 10 minutes, making it a great spot for a healthy family outing.
Site and Surroundings
The site plan features several amenities, including a 50m lap pool, a leisure pool, a children’s pool, and a forest walk. The clubhouse also offers views of the pool, creating a serene and luxurious living environment.

Intrepid Investments, a subsidiary of Hong Leong Holdings, partnered with its sister company GuocoLand for this project. They bid SGD $486,800,222 to acquire the land from the URA.
Both companies have significant investments in this neighborhood. Out of the six land parcels sold by URA in this new estate, GuocoLand and Hong Leong, through their subsidiaries, are involved in five. These include Lentor Modern and its mall, Lentor Hills Residences next door, and Lentoria across the road.
Location
Lentor Mansion Condo Location & Features
Location
Lentor Mansion is situated at the corner of Lentor Gardens and Lentor Hills Road, near Thomson Road. This area primarily features low to mid-rise private housing, including condominiums and established landed estates. The low-density environment and abundant greenery create a pleasant neighborhood atmosphere.
Lentor Gardens and Lentor Hills Road are part of the newly developed Lentor Hills Estate, designed under URA’s masterplan. This estate is being built on previously forested land between Teachers’ Estate and Lentor Estate. It will feature new roads, a mall, and Hillock Park, which retains part of the original forest.
Nearest MRT Station
Lentor Mansion is a 5-minute walk from Lentor station on the Thomson-East Coast Line (TEL). As of the end of 2022, the TEL operates up to Gardens by the Bay, with full operation to East Coast and Bedok expected by 2025.
Residents will benefit from a sheltered walkway connecting Lentor Mansion to Lentor Modern mall and plaza, which leads to Lentor station. This provides convenient access to key locations such as Bukit Timah, Botanic Gardens, Orchard Road, and Marina Bay.
Lentor is also three MRT stops from the Woodlands Regional Centre, which URA plans to develop into a commercial hub for research, innovation, and learning.
The TEL connects with other MRT lines, including the East-West, Downtown, North-East, Circle, and North-South lines, making travel easier for residents with minimal train transfers.
Shops, Lifestyle, F&B, Supermarkets, Banks
The upcoming Lentor Modern Mall, just a 5-minute walk from Lentor Mansion, will serve as the estate’s shopping and F&B hub. This mall, part of the Lentor Modern mixed development, covers over 96,000 square feet of retail space and is directly linked to Lentor MRT station.
Lentor Modern Mall will feature a 10,000 square foot childcare facility, a 12,000 square foot supermarket, and over 50 F&B outlets, shops, and lifestyle services. The mall is expected to be completed before mid-2028, likely ahead of Lentor Mansion’s completion.
Additionally, HDB neighborhood shops and a wet market are within a 10-minute walk at Ang Mo Kio Avenue 4. Another convenient option is Thomson Plaza, accessible via the Upper Thomson MRT station, just three stops down the TEL. Residents can also reach Orchard Road directly by train, a 20-minute ride away.
Schools / Academic Institutions
Anderson Primary School is within a 1 km radius of Lentor Mansion. Additionally, some units may be within 1 km of CHIJ St Nicholas Girls’ School.
Other schools are easily accessible via the TEL MRT line, such as Ai Tong School, which is two train stops away. Other notable schools in the area include Presbyterian High School, Raffles Institution, Raffles Girls’ School, Anderson Serangoon Junior College, and Nanyang Polytechnic.
Parks, Nature, Recreation, Sports Venues
Lentor Mansion is one of five plots surrounding Hillock Park, with green fingers separating them. This provides residents with greenery to the north and green buffers on two sides. Hillock Park connects to Linear Park, part of the island-wide park connector network.
A major attraction for residents is the proximity to the Central Water Catchment area. The site is close to Lower Seletar Park and Reservoir to the north, and Lower Peirce Park and Reservoir, as well as the 50-hectare Thomson Nature Park, to the west. This abundance of nature parks, reserves, and reservoirs creates a fresher, greener, and cooler environment.
For sports enthusiasts, Yio Chu Kang Stadium & Sports Complex is within 2 km, located at Ang Mo Kio Avenue 5.
Accessibility / Connectivity
Lentor Mansion is easily accessible from the island-wide expressway network and major arterial roads. It is about a seven-minute drive from the SLE (Seletar Expressway) via Lentor Avenue and the CTE (Central Expressway) via Yio Chu Kang Road.
The upcoming NSC (North-South Corridor) expressway, scheduled for completion in 2029, will be even closer, about a three-minute drive away. Currently, it takes about 25 minutes to drive to Raffles Place CBD and Marina Bay via the CTE during off-peak hours, and it will take slightly less time once the NSC is operational.
Driving to Changi Airport takes about 20 minutes via the Seletar and Tampines expressways.
