The Arcady at Boon Keng is a new freehold high-rise residential development located on the edge of the city. This project is a joint venture by KSH Holdings and SLB Development, known for their boutique projects. It offers investors the opportunity to own freehold homes in relatively central locations at more affordable prices.
The Arcady condo is built on the site of the former Euro-Asia Apartments in District 12, Kallang. The development spans 56,475 square feet and includes 172 units, making it a good-sized freehold launch.
Situated at the corner of Serangoon Road and Saint Barnabas Lane, the Arcady condo is about a 6-minute walk from Boon Keng MRT station. It’s three train stops from Doby Ghaut station on Orchard Road and four stops from Clarke Quay station.
The Arcady offers a chance to own a freehold home in a central location without the high price tag of city center properties. Freehold properties are popular for their perpetual ownership and tend to retain their value over time. Additionally, older freehold properties generally don’t face issues with bank loans for buyers in the resale market.
The Arcady condo is located between the Whampoa and Kallang Rivers, near the Boon Keng MRT station, in the Kallang Planning Area. This area is centered around the Kallang River, Singapore’s longest river, and is part of the Central Region, specifically in the Rest of Central Region (RCR) zone.
The Arcady is in an older, established neighborhood that is undergoing rejuvenation due to its valuable location close to the city. This development is expected to contribute to the area’s gentrification, potentially increasing the value of nearby properties over time.
Residents have access to local amenities within walking distance, including the Bendemeer Market & Food Centre and the Bendemeer Shopping Centre near Boon Keng MRT station. While there are no large malls nearby, Orchard Road’s luxury shopping is just an 8-minute train ride away.
A few useful amenities close by include Kwong Wai Shiu Hospital and Kallang Polyclinic, both about a 12-minute walk along Serangoon Road.
The location is also near park connectors along the Kallang and Whampoa rivers, which link to Kallang Basin. These connectors are part of the island-wide park network, offering walking and cycling trails.
Several schools are easily accessible. The nearest is Bendemeer Primary School, just across Serangoon Road. The well-known St. Andrew’s Junior and St. Andrew’s Secondary schools are located in Potong Pasir.
The closest exit to the Pan-Island Expressway (PIE) is about 1 km drive down Serangoon Road, just before Potong Pasir.
Recent launches in the area, like Myra, 1953, and Jui Residences, have all sold out. Although these were also freehold properties, they were smaller projects with fewer communal facilities and landscaping.
The Arcady condo is a more attractive option because it offers more land, better facilities, and benefits from economies of scale. It’s also closer to an MRT station compared to 1953 and Jui Residences. Its proximity to the CBD suggests strong rental demand.
Given these features and the lack of nearby competition, the Arcady launch is expected to attract significant interest. Much will depend on the pricing, which will be revealed at the launch in the last quarter of 2023.
Currently, the best comparison is the final sales at Myra, which sold out in July 2023. The last four units, all two-bedroom apartments, sold for about $2,500 to $2,700 per square foot (PSF), depending on the floor level.
Larger units were priced lower per square foot, with the biggest ones selling for around $2,200 PSF, which is typical. Earlier prices for the Myra launch were even lower, but those are now history, and prices have increased over time.

Surroundings
- South-East: Across Serangoon Road is an open field and the low-rise Bendemeer Primary School. Further east is a row of old shophouses with landed homes behind them on Beng Wan Road.
- South-West: Across St. Barnabas Lane is another row of old shophouses and some terraced houses.
- North/North-East: There are a few low-rise buildings, including churches and a house temple.
- West/North-West: The only high-rise buildings nearby are the HDB blocks of St. George’s East Gardens.

The Arcady Pricing Background

The site covers 56,475 square feet and is zoned “Residential” with a gross plot ratio of 2.8 under the URA’s 2019 Master Plan. This allows KSH to build up to 158,132 square feet of gross floor area (GFA). No development charge is required, making the land rate approximately $1,405 per square foot per plot ratio (PSF PPR), excluding balcony bonus areas.
This $1,405 PSF rate is slightly higher than the recent $1,360 PSF winning bid for the 99-year leasehold Toa Payoh GLS plot. Since freehold land typically costs about 20% more than similar leasehold land, the pricing for The Arcady appears competitive.
Considering development costs, financing, and overheads, the break-even price could exceed $2,000 PSF PPR, especially with current high interest rates and increased material and labor costs.
The final selling price has not been decided yet. For comparison, recent sales at Myra and current pricing at the freehold Continuum in Katong start from around $2,500 PSF. This is also the average launch price for the 99-year leasehold J’den at Jurong Gateway.

The Arcady residences are being developed by KSH Ultra Unity Pte Ltd, a joint venture between KSH Holdings Limited (49% share), H10 Holdings (36% share), and SLB Development (15% share).
With the largest share, KSH Holdings will lead the development and launch of the project.

The Arcady is situated at the city fringe, in a well-established residential area between Little India and Potong Pasir. This neighborhood is popular because it is close to the city center and the CBD. Previous developments in the area, like 1953, Jui Residences, and Myra, have all sold out.
Nearest MRT Station
The closest MRT station to The Arcady is Boon Keng on the North-East Line, about 400 meters or a 6-minute walk away. The North-East Line offers direct access to Orchard Road via Dhoby Ghaut station, and to Clarke Quay and Chinatown.
This line runs from Punggol in the northeast to Harbourfront and VivoCity in the south, connecting to the Circle Line at Serangoon, the Downtown Line at Little India, the North-South Line at Dhoby Ghaut, and the Thomson-East Coast and East-West lines at Outram. It’s a very convenient line to be on.
Market, Shops, and Food Outlets
While there isn’t a large shopping center within walking distance, there are many shops and food outlets nearby, including those along Serangoon Road and in the surrounding HDB blocks. Additionally, Bendemeer Market & Food Centre and a small neighborhood mall are located next to Boon Keng MRT station.
From Boon Keng station, it’s an easy 8-minute train ride to the Orchard Road shopping district. Other nearby shopping options include Mustafa Centre, Woodleigh Mall, and NEX.
Schools and Educational Institutions
This location is within 1 km of St. Andrew’s Junior School, St. Andrew’s Secondary School, and St. Andrew’s Junior College. It’s also within 2 km of Pei Chun Public School and Cedar Primary School.
Accessibility and Connectivity
The Arcady at Boon Keng is centrally located. During off-peak hours, it’s about a 10-minute drive to Orchard Road and 15 minutes to the CBD. The exits to the CTE (Central Expressway) and PIE (Pan Island Expressway) are about a 3-minute drive up Serangoon Road, providing convenient access to Singapore’s expressway network.
