Clementi saw its first major private launch in years when Elta opened in February 2025. Developed by a joint venture between MCL Land and CSC Land Group, the 99-year leasehold project sits on Clementi Avenue 1 in District 5 and has drawn steady interest from owner-occupiers looking to stay in this mature western estate.

Elta comprises 501 residential units across two 39-storey towers, with layouts spanning one-bedroom-plus-study to five-bedroom homes, all fitted with smart home features. The development is close to a wide spread of amenities, including schools, malls, food outlets, supermarkets and clinics.

Elta Launch and Sales Performance

Elta was the first sizeable new launch in Clementi in some years, and its debut was closely watched. On launch weekend, the developer reported about 326 of the 501 units sold, a take-up of roughly 65%, at an average price of around S$2,537 psf. Prices at launch started from about S$1.16 million for a one-bedroom-plus-study.

Demand skewed toward smaller and mid-sized layouts: the bulk of the two-bedroom units and a large share of the three-bedroom units were taken up early, with most buyers reported to be Singaporeans purchasing for their own stay. As with any launch, the unit mix that sells first tends to reflect what end-users in the area are looking for rather than a guarantee of future performance, so buyers should still weigh price, layout and stack against their own needs.
