This Dairy Farm condo is on a regular-shaped plot of land in the Dairy Farm Estate. It’s bordered by Dairy Farm Walk to the north, Dairy Farm Heights to the west, and Dairy Farm Lane to the south.
The main vehicle entrance will be from Dairy Farm Walk.
Currently, the land to the north and west is empty but is planned for future residential developments and a school. To the south, across Dairy Farm Lane, is the German European School Singapore, which is six storeys high, except for a school field at its east end.
Because of this, higher floor south-facing units at The Botany condo might have views of Bukit Timah Hill, especially since the nature reserves on Bukit Timah Hill are on elevated ground.

URA awarded this site to the Sim Lian Group in a Government Land Sale (GLS) on 11 March 2022. A joint venture of Sim Lian Land and Sim Lian Development Pte Ltd submitted the top bid of SGD $347,001,000.
The bidding for this site was highly competitive, attracting seven bidders. A collaboration between United Engineers and Soilbuild Group submitted the second-highest bid of $343.4 million, just 1% below Sim Lian’s bid.
These high prices and numerous bids could be due to the limited supply of new land amid strong demand. Inventory levels of unsold units are low, and developers have been depleting their land banks.
Consequently, condominium prices in Singapore continue to rise. Prices in the area have increased from $974 PSF in 2012 to $1,600 to $1,700 PSF for the last units at Dairy Farm Residences, which are now fully sold out.
For The Botany condo, Sim Lian’s winning bid translates to a land rate of $960 PSF PPR (per square foot per plot ratio). After including all financing and development costs, the breakeven price is likely around $1,630 PSF.
Therefore, it’s reasonable to expect the average selling price here to be higher than the recent transactions at Dairy Farm Residences. The best prices will probably be available during the VIP Preview.
