The Myst condo is a new residential development located at 800 and 802 Upper Bukit Timah Road. It is being launched for sale by CDL Aries, a part of City Developments Singapore.
The project is situated in a mainly residential area and stands out for being quite close to an MRT station. It is about 450 meters, or a 6-minute walk, to Cashew station on the Downtown MRT Line via a sheltered footpath.
Additionally, the condo is near the Central Water Catchment area of Singapore, known for its reservoirs, lush greenery, and natural forests. The name “The Myst” is inspired by the misty mornings over Bukit Timah Nature Reserve.
The Myst Residences offers some open views to the north, west, and south. To the north, there are unobstructed views over low-rise buildings, the Rail Corridor, and greenery. To the south, the views include low-rise buildings and schools, with sightlines stretching to Dairy Farm Nature Park and Bukit Timah Nature Reserve. Higher floor units on the south side may have views of the greenery on Bukit Timah Hill and its nature reserves.
To the west/southwest, across Bukit Timah Road, is Bukit Gombak, another low-rise area that offers an open outlook.
Homes in this estate are appealing to buyers seeking a quieter, greener environment, providing a laid-back and relaxed atmosphere. Studies have shown that homes near the Central Catchment water bodies and parks are, on average, 2 degrees cooler than the rest of Singapore and benefit from fresher, less polluted air. This could attract future residents, especially considering rising global temperatures.
The residential blocks at The Myst condo use Brise Soleil to block sunlight and reduce heat inside the buildings. The exterior colors are neutral, with wood beiges and dark greys against ivory white backgrounds, giving a look of understated elegance.
All units face north-south to reduce heat gain and catch the prevailing winds. The two residential blocks are side by side, ensuring no overlap and maximizing privacy and views.
Seventy-five percent of the site is dedicated to landscaping and facilities, including two clubhouses. Service areas like M&E rooms and the bin center are hidden in the basement, and the tennis court is sunken to minimize noise.
The project has two entrance and exit points and two side gates, one of which leads to Cashew MRT station via a partly covered walkway.
Concierge services include arrival welcome and assistance, receiving deliveries, making reservations for facilities, hotels, restaurants, and transport, providing wet weather assistance, and helping with booking services like laundry, housekeeping, chef, pet grooming, and handyman services.
Myst Residences is conveniently located near various amenities.
It is about 500 meters, or a 6-minute walk via a footpath, to Hillion Mall at Bukit Panjang MRT station. Hillion Mall has a wide range of shops, including cafes, fast food outlets, restaurants, bakeries, a food court, a Fairprice supermarket, a bank, salons, clinics, pharmacies, and music schools.
In the other direction, it is also a 6-minute walk (partly sheltered) to Cashew MRT station, offering even more dining and shopping options.
One train stop south is Hillview station, which is a 5-minute walk from HillV2 and the unique Rail Mall. HillV2 is an upscale mall with F&B outlets, lifestyle shops, and a gourmet market. Rail Mall, with its rows of one-storey shophouses, features an eclectic mix of cafes and small shops.
Both HillV2 and Rail Mall provide an interesting change from typical shopping centers, offering pleasant places to hang out, like for afternoon tea or a chat with friends.
For serious shopping, the upcoming Reserve Mall, set to be completed in 2028, is the best option. Myst Residences also stands out for its outdoor options. A 15-minute walk south, past the MRT station, along a park connector, leads to Dairy Farm Nature Park and Bukit Timah Nature Reserve, which offer hiking and cycling trails for nature enthusiasts and green spaces for relaxation.
The Dairy Farm and Hillview areas have a higher-than-normal expatriate population, which could lead to healthy rental demand for homes in the area.

The Myst Site Plan
The Myst Singapore site is a pentagon-shaped, almost square, piece of land located off Upper Bukit Timah Road. On its north side, it borders an open space area and Fajar Secondary School.
To the east and south, it is adjacent to the Hazel Park condominium. The east side of Hazel Park has high-rise blocks, while the southern part near the Myst condo consists of low-rise buildings.
The west boundary borders a footpath next to a canal that runs parallel to the main road. This footpath allows residents to walk north to Hillion Mall and south to Cashew MRT station.
Across the canal and fronting Upper Bukit Timah Road is a narrow strip of old shophouses, which are unlikely to be built high in the future.
Thus, the site is relatively unblocked to the north, west, and south, offering potential greenery views, especially for south-facing units. Higher floor units on the south side might have views extending to Bukit Timah Hill and its nature reserves.
The main vehicular entrance to the site will be via a short lane directly from Upper Bukit Timah Road.

The Myst Condo Site Details
Read MoreThe Myst condo site consists of two adjoining land parcels at 798 and 800 Upper Bukit Timah Road. Together, they cover an area of 16,620 square meters, or about 178,900 square feet.
These parcels are zoned for residential development with a 2.1 plot ratio, allowing for a building height of up to 24 storeys. This translates to a total gross floor area of 375,685 square feet, excluding balconies.
Previously, these sites were used by Tan Chong International as an auto servicing facility. CDL Aries, a unit of City Developments, acquired the sites from Tan Chong in November 2021 for SGD $126.3 million. Additionally, they will have to pay an undisclosed sum to extend the lease back to 99 years.
The final total land cost is currently unknown. However, considering the recent launch of the Botany at Dairy Farm, which averaged $2,067 PSF, prices at The Myst could range from $2,100 to $2,300 PSF. This estimate factors in the premium for The Myst’s closer proximity to an MRT station.
As with most property launches, the best prices will likely be available on the VIP Preview day.

Location
The Myst condo is located in the private residential Cashew and Hazel Park estate, which features a mix of landed houses and low to mid-rise condominiums. To the east, across the Bukit Timah Expressway, are Chestnut Nature Park and the Central Catchment Nature Reserve. To the south are Dairy Farm Nature Park and Bukit Timah Nature Reserve and Hill.
This residential enclave has been established for a long time. The landed homes here range from one to three storeys high in various styles. Given their proximity to nature reserves, the road names often have tree or “nut” themes, such as Hazel Park Terrace, Chestnut Crescent, Almond Avenue, and Cashew Road.
Amenities
The closest shopping and dining venue for residents is Hillion Mall, about a 6-minute walk along a footpath. This mall has a food court, fast food outlets, cafes, a Fairprice supermarket, and a range of shops and services.
For a different experience, residents can take a short ride to the HillV2 lifestyle mall or the vintage Rail Mall. HillV2 offers an interesting selection of shops and F&B outlets, including local, Italian, Korean, and Japanese cuisine, as well as bistros and ice-cream creameries. In the future, a major retail hub will develop around Beauty World station, two MRT stops down the Downtown Line. Currently, the area has a few old shopping centers, shophouses, and a market and food center. Bukit Timah Plaza has long been the main mall for Bukit Timah residents.
By 2028, the Reserve Mall integrated development at Beauty World is expected to be completed. It promises to become the main retail point of the Bukit Timah district, offering four floors of mall space spanning over 200,000 sq ft, directly connected to Beauty World station. Managed by Far East Organisation, it is likely to provide a comprehensive shopping experience.
Nearest MRT Station and Line
The nearest MRT station is Cashew station on the Downtown MRT Line, about 450 meters or a 6-minute walk via a footpath. The walk is pleasant, with no major roads to cross and a couple of open spaces along the way.
The Downtown Line is very convenient, passing through Bukit Timah with its many schools, the Botanic Gardens (which connects to the Circle Line), and on to Newton, Bugis, Marina Bay, Chinatown, and Tampines, ending at Changi.
Schools and Educational Institutions
The Downtown Line is also beneficial for families with children, as it passes through the Bukit Timah education belt. Bukit Timah is known for its highly-regarded schools such as Methodist Girls, Raffles Girls, Nanyang Girls High, NUS (Bukit Timah Campus), National Junior College, Hwa Chong Institution, Singapore Chinese Girls’ schools, and Anglo-Chinese Boys (Barker Road).
If you’re aiming for a place in a Bukit Timah primary school, it might be easier compared to getting a spot in a popular HDB heartland school due to lower housing density and less competition in Bukit Timah.
Nature and Leisure Activities
What sets the Myst location apart is its proximity to nature reserves and parks. Few places have as many large nature reserves nearby, offering walking paths and cycling trails, encouraging a healthier and more relaxed lifestyle amidst greenery.
Accessibility and Connectivity
The Myst condo location is very convenient. Besides being close to Cashew MRT station, it is also near the Bukit Timah Expressway (BKE). It’s a 2.5KM drive from the BKE, either via Bukit Panjang Road or Dairy Farm Road.
Once on the BKE, you can head north to join the Seletar Expressway or south to reach the PIE and the city.
