A pre-launch guide to the biggest project of the 2026 cohort: more than 1,200 new homes rising on the old Thomson View site at Bright Hill Drive, a 490 metre walk from Upper Thomson MRT, with Ai Tong School up the road and Thomson Plaza a six-minute stroll away.

What is Thomson Reserve?
Thomson Reserve is the redevelopment of Thomson View Condominium, an existing 255-unit estate. The site was bought en bloc for $810 million by a consortium comprising UOL Group, Singapore Land Group, and CapitaLand Development.
The High Court granted the sale order on 1 July 2025, and the consortium plans around 1,240 new homes on the 504,314 sq ft site.
The land sits within District 20, on Bright Hill Drive just off Upper Thomson Road, and comes with a topped-up 99-year lease. Thomson Reserve is the marketing name in circulation, while the developers' own releases still refer to the Thomson View acquisition.

How many units, and when does it launch?
About 1,240 homes is the planning figure from the en bloc, and agent materials circulating in mid 2026 cite 1,268 units. The developer's early materials show six towers in two collections, a Classic Collection of four 21-storey towers and a Luxury Collection of two 30-storey towers.

The preview is widely expected in early October 2026, with booking around the middle of that month. Both remain targets until the developers announce dates.
What is the unit mix?
The unit mix isn't published as of 30 July 2026, but agent materials indicate a spread from one to five bedrooms.
The official breakdown will arrive with the launch materials, and this guide will carry the table then.


Is this the same as the Upper Thomson GLS launches?
No. Two government land sale sites also carry the Upper Thomson Road label, and both sit at Springleaf, about five kilometres north of Bright Hill.
Parcel A went to a Wee Hur and GSC partnership in October 2025 for $613.9 million, about $1,062 per square foot per plot ratio, for roughly 595 homes.
Parcel B is Springleaf Residence by GuocoLand and Hong Leong, which sold around 92 percent of its units on its August 2025 launch weekend.
How far is the MRT walk, really?
Five to six minutes. From the Bright Hill Drive end of the site, the walk to Upper Thomson MRT along the Thomson East Coast Line is approximately 490 metres.
Bright Hill MRT sits in the other direction at 974 metres, and is closer to a 12-minute walk.

There is no street address yet, so these walks start from a point on Bright Hill Drive beside the plot rather than a final door.
Bright Hill is also being built out as an interchange for the Cross Region Line, at the western end of the line's first phase, with a 2030 target. That gives residents a second line within walking distance, around the time the development is completed.
Is it within walking distance of a good primary school?
Yes, one. Ai Tong School sits 622 metres up Bright Hill Drive, a seven to eight-minute walk, and it is the only primary school inside the 1 km priority band.
Ai Tong School is one of the most sought-after primary schools in Singapore, and being located within 1 km gives families priority admission.

Families will appreciate the proximity to Ai Tong School, as MOE's ballot rules will favour homes within a 1 km radius. However, the version of the admission rules only counts in the year your child enters the ballot, so treat the rules as changeable although the geography is fixed.
Catholic High and CHIJ St Nicholas, both also top through-train schools, sit in the 1 to 2 km band. Raffles Institution is located just about 2 km away.



What's in the neighbourhood?
Daily essentials are a mere walk away, and green spaces are close. Other key amenities are a short drive or a few MRT/bus stops away.

Daily errands and food
Located 551 metres away, Thomson Plaza has a supermarket, numerous banks, and enrichment centres.
The Upper Thomson food stretch starts around the MRT station and runs north, so residents have dining options without needing transport.


Green spaces
Lower Peirce's boardwalk entrance is off Old Upper Thomson Road, Windsor Nature Park's trails start at Venus Drive, and MacRitchie Reservoir Park sits to the south.
What we like most is that these aren't developer renderings. The reservoirs and rainforest were already here.



Malls and the bigger runs
In addition to Thomson Plaza just up the road, Bishan and Ang Mo Kio are also within a short drive or a few public transport stops. The city's centre is a direct MRT ride away.
The commute
The Thomson-East Coast Line runs directly to Orchard Road in about ten minutes and continues to Outram and Marina Bay without needing a transfer.
From 2030, the Cross Region Line at Bright Hill is planned to open the east-west route without going through town.
Hospitals
Mount Alvernia is the nearest major hospital, under two kilometres away, roughly a five-minute drive.
Who is building it, and what did the land cost?
The consortium pairs UOL and Singapore Land, long-time joint venture partners, with CapitaLand Development. Their recent launches:

The land cost $810 million. With the lease top-up premium and the charge for building bigger added, the all-in rate is about $1,178 per square foot per plot ratio.
Launch pricing gets set months later against the market at the time. The land rate simply shows where break-even thinking starts.
What will it cost per square foot?
There is no official pricing yet, but market watchers have estimated the prices to be roughly $2,500 to $3,100 per square foot.

Across all of District 20, non-landed resale ran to a median of $1,882 per square foot on 895 caveats in the same window. The last two full quarters printed above $1,950 after a long stretch in the $1,800s.
Jadescape is the closest analogue, the neighbourhood's other mega redevelopment, fully sold through its 1,206 units and trading at $2,283 on the deepest volume in the district.
The gap between $2,283 and the floated range is the premium for a fresh lease and a new estate.
What could it rent for?
Here are the median monthly rents for the four nearest similar developments, gathered from 329 leases in the past year.

The bedroom splits sharpen it. At Jadescape, two-bedders signed at a median of $4,400 over 62 leases and three-bedders at $5,700.
Thomson Three two-bedders went at $3,850 and three-bedders at $5,100. Thomson Impressions matched that three-bedder number, and its lower overall median reflects the smaller units that dominate its lease count.
When we price rentals with investors, we work from these signed leases. A tenant in this pocket pays about $3,800 to $4,400 a month for a two-bedder and above $5,000 for a family-sized three-bedder, with a brand-new project expected at the top of those ranges on completion.
The mega-project trade
A project this big comes with both advantages and drawbacks.
On the plus side, having 1,240 homes means the development can offer facilities that smaller boutique projects usually can't. Large launches in this part of the island have also done well.
Jadescape sold all 1,206 units, while Amo Residence was almost completely sold out on launch day.
The downside is that when it's time to sell, you'll likely be competing with other owners in the same development. With so many units, it's common to see several listings at once, giving buyers plenty of similar options to compare.
That said, buyers who pick a good stack and layout from the start tend to be less affected. Since more than 1,000 households will be moving in around the same time, it can also take a few years for the community to settle in.

Shortlist it if you want a topped-up 99-year lease within a six-minute walk of the TE line, with Ai Tong inside the 1 km band, Thomson Plaza and the food stretch on foot, and the reservoirs as your weekend recreation.
Investors get scale, train access, and rents proven by 329 signed leases nearby.

Look elsewhere if you want a quiet boutique development, or if more than a thousand neighbours sounds a little too much for you, as Thomson Reserve will be a significant size.
