New Launch Condos by Tenure

Tenure shapes price, financing and long-term value. Choose freehold for perpetual ownership and scarcity, or 99-year leasehold for a lower entry price in prime, MRT-connected locations. Pick a tenure to browse every matching new launch.

Freehold vs 99-year

Which tenure is right for you?

Freehold (and 999-year) means you own the land with no lease expiry. It is scarcer in Singapore, tends to hold value through cycles and is easier to pass down, but usually commands a price premium over a comparable leasehold unit nearby.

99-year leasehold is the most common tenure for new launches. It typically has a lower entry price for the same location - often directly above or beside an MRT station and mall - which can mean stronger rental yield and a larger pool of future buyers.

There is no single right answer: freehold favours long-term hold and legacy, while leasehold favours entry price and prime connectivity. Talk to our team for advice tailored to your budget, holding period and exit plan.
